detached homes sold in Ladera Ranch last month; a significant jump up from the 18 sales in July 2010. August sales ranged from $425,000 for a 1,600 square foot (3 bed/3 bath) standard sale in the Surrey Farm tract to $1,390,000 for a 4,610 square foot (4 bed/5 bath) bank- owned home in the gated Covenant Hills area. There were a total of 6 bank owned homes sold and only 3 short sales in August. A jump up for bank owned sales & a pretty sharp decline for short sales. The good news... year-over-year August sales volume and median sale price are both up.
