Here's why 10 Saucito makes my October Best Buy list:
The list price was recently reduced to $829,999 putting the price per square foot at $257. This is remarkably low for a standard sale in Foothill Ranch's most prestigious tract, Roxford Crest. 3,225 square feet at this price is very rare and there isn't anything currently available in Foothill Ranch as a standard sale of this size for less per square foot.

Ah, it must be a fixer-upper Dave... that's why it is priced so well. It is, in fact, highly upgraded with custom cabinets, stainless steel appliances, granite countertops and hearths, travertine flooring, shutters, spa, built-in barbeque and fire pit. It is, furthermore, in very good condition!

Here is what I really like about this home... This is a standard equity sale rather than a short sale. As involved as I am with short sales I cannot deny that from a buyer's standpoint and all else being equal it is just easier to buy a standard sale. Usually they are price higher and sell for more than short sales... that is the advantage in buying a short sale - A Better Price. This home, 10 Saucito, is just priced really well and will not have the complications possible with a short sale from a buyer's standpoint.

Often the list price or offer price of a short sale has little or no correlation to what the bank/lender will actually allow the home to be sold for. Let me explain... most banks will not stop or pause the foreclosure process unless there is a documented offer submitted in. Out of desperation many homeowners and their agents will lower the list price well below what the bank is likely to accept just to get that offer in and stall the foreclosure process. You can't really blame them! 10 Saucito is not a short sale... it is a standard sale so it can close following a normal escrow and there will be no 30, 60, 90+ day wait for the bank approval like there would be with a short sale.
